All ventilation, in essence, is responsible for circulating air to keep it fresh and reduce moisture levels. 1. Sagging. A soft, spongy decking causes the roof to sag. It occurs when excess moisture from the attic rises up and reaches the roof decking. It’ll dissolve the adhesives that hold the roofing components together, causing the roof to warp, sag and potentially collapse. Once a roof has started to sag, it’ll only get worse and more expensive to fix.
2. Ice Dams. An ice dam is an ice buildup at the edge of the roof. It prevents melting snow from draining off the roof. An ice dam forms when the snow is melted by warm air trapped in the attic, causing it to back up and leak into the home, ruining the ceiling and interior walls. If you see ice dams forming on the roof during the winter season, it’s time to call for a roof maintenance service.
3. Mold and Mildew. A damp, humid environment is the perfect environment for mold and mildew to grow and thrive. Mold can affect stored items in the attic and even cause respiratory problems for the occupants. To prevent mold and mildew from spreading, be sure to install sufficient ventilation in the attic.
4. Rust. Moisture prompts rust to take shape and form on structural metal, like nails and fasteners. Over time, rust can chew off bits of nails, causing venting or plumbing straps to fail.
